Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Alpharetta Owner’s Guide
We stock and install Famco-compatible chimney crowns in Alpharetta, and a full crown repair or replacement typically runs $850 to $2,400 installed, depending on the crown’s size, the flue count, and whether we’re repairing or pouring new. Most jobs take four to six hours, and we usually have the parts on hand or within one to two business days. You’ll know your Famco crown failed when you see water staining on the ceiling near the fireplace, efflorescence (that white powdery stuff) on the brick below the crown line, or spalling, which is brick face popping off a little at a time. The crown is the concrete or metal cap that sits on top of the chimney and sheds water away from the flue, and when it cracks, water gets behind it and starts working on everything underneath.
Hank Delano puts it plainly: “Tell me what’s in the flue, and I’ll tell you what it takes to fix it.” The crown is where the conversation usually starts, because water entry through the crown is the most common root cause of the damage we find below.
Which Famco Models This Applies To
Famco makes crown and cap components for a wide range of chimney terminations, and the compatibility question always comes down to two measurements: the outside dimension of the flue tile and the crown’s overall footprint (the flat surface area from outside edge to outside edge). Famco crown assemblies are sized by those two numbers, not by a model name you’ll find stamped anywhere convenient. If you can measure the crown’s length and width and note how many flues it serves, we can match it from the truck or our supplier on the first visit in nearly every case.
One gotcha we see in Alpharetta regularly: homeowners order a crown based on the chimney’s outside dimension and end up with a cap that doesn’t seat correctly because the flue itself is off-center. Famco’s crown-to-flue fit is what matters, not the outside brick dimension. That mismatch is the single most common reason a DIY-purchased crown ends up leaking within a year. We spec OEM Famco parts when the crown is still under the manufacturer’s warranty, and quality aftermarket equivalents (Olympia Chimney and Copperfield make good ones) when it isn’t. Both are on our shelf, and we’ll tell you which one we’re quoting and why before you spend a dollar.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. This means water has already breached the crown and is traveling down inside the chase or masonry before it shows up on drywall. By the time you see it indoors, the crown crack is usually months old.
- White chalky residue on bricks or stone below the crown line. That’s efflorescence, and it’s a direct signal that water is moving through the masonry from the top down. It appears after repeated wet-dry cycles dissolve the salts inside the brick.
- Crumbling or flaking brick faces near the top of the chimney. Spalling happens when trapped water freezes and expands. Georgia winters may be mild by northern standards, but Alpharetta gets enough freeze-thaw cycles each January and February to pop brick faces on a wet chimney.
- Visible cracks in the crown itself, especially hairline ones that have darkened. A hairline crack today is a water channel in six months. Cracks that follow the contour of the flue are structural; cracks radiating from the center are usually from thermal cycling.
- Rust stains running down from the flue or cap area. If the crown’s undercap flashing or the cap itself is rusting, water is pooling where it shouldn’t, and the crown’s slope or seal has likely failed.

DIY or Call Us?
You can safely inspect a crown from the ground with binoculars or a drone, and you can note the crack pattern and take photos before you call anyone. What you shouldn’t do is get on the roof to patch it. Crown work means working at height on a sloped or shingled surface, often within arm’s reach of a live flue, and a misstep there is a serious fall risk. It also requires knowing whether the crack is repairable with the right sealant or whether the crown’s geometry (the overhang and drip edge) is wrong and needs to be torn out and re-poured. A homeowner patch job on a crown that needs a rebuild usually fails within eighteen months, and the water damage below costs more than the crown repair ever would have. If you want an honest read, call (762) 600-1468 and we’ll give you a written price before any work starts.
FAQs
A properly poured metal or concrete crown with a correct overhang and drip edge will last 15 to 25 years in Alpharetta’s climate, but a crown that was poured flat or without a drip edge can start failing in under a decade because Georgia’s freeze-thaw cycles and summer UV work the concrete hard at the top of the chimney. Call (762) 600-1468 and we’ll tell you honestly whether yours is in the repair or replace stage.
Yes, if the crack is hairline-width and the crown’s slope and drip edge are still correct, we can route and seal it with a polyurethane crown sealant and buy you years of service. If the crown is cracked through its full depth or has no overhang, sealing alone won’t fix the water entry. We’ll show you camera photos of what we found before you approve any work.
Most single-flue crown replacements take four to six hours from setup to cleanup, and you can use the fireplace again after the material’s cure time, which we confirm with the specific product’s data sheet. We’ll give you a written schedule before the job starts.
We stock common Famco crown sizes on the truck for single-flue and double-flue applications, and anything we don’t have is typically at our Alpharetta supplier within one to two business days. When we quote, we tell you whether the part is on the truck or on order, and the written price covers it either way.
